Phase II Environment Site Assessments

A Phase II ESA will be recommended when a Phase I ESA has identified the potential for contamination at a property due to current or historic use. The scope of work for a Phase II will be site specific and focus on evaluating the areas of concern identified in the Phase I. A Phase II can also be implemented without the Phase I ESA if the interested parties are aware of existing contamination to the property.

Typically, the Phase II ESA will be completed in an effort to confirm or deny the presence of contamination at the subject property. Additional investigations may be required in order to further delineate and characterize the nature and extent of any identified contamination. Services completed during a typical Phase II may include:

  • Advancement of soil borings using direct push or hollow-stem auger technology
  • Installation of groundwater monitoring wells
  • Field sampling and laboratory analysis of soil, groundwater, surface water, and soil gas samples.
  • Soil vapor gas surveys
  • Test pit investigations
  • Geophysical surveys including Ground Penetrating Radar (GPR) and Magnetic Survey

After completion of field activities, a report will be submitted that summarizes the scope of work, field activities, and the results of the sample analysis. The report will include a sample location map, copies of laboratory analytical reports, and conclusions and recommendations. At OCW Environmental, the report is prepared and signed by an environmental engineer. If additional investigation or remediation is recommended, cost estimates for further work will be provided to the Client in a separate document.
